Real Estate Evaluation by Market Comparison Approach M.C.A.

This application performs the real estate evaluation by the M.C.A. Method (Market Comparison Approach). The M.C.A is based on the use of real market data and characteristics of the buildings used as terms of comparison for estimation.

The application allows the user to:

-Create, update and manage a DATABASE of COMPARABLE real estate, and COMMERCIAL reference indexes.

-Allocate or withdraw from the database data for the comparable properties and their characteristics in order to assess the market value of the asset in question (subject).

-Automatically calculate, on the basis of data entered, MARGINAL prices of comparable features and values of comparable properties;

-Automatically calculate COMMERCIAL real estate surfaces (comparable and subject);

-Calculate the value of DIVERGENCE (percentage change absolute correct values of properties as an index of compatibility of comparative properties);

--Calculate the ESTIMATED VALUE of the asset in M.C.A. examination (subject), through the arithmetic of correct values (briefed) of properties compared.

The application shall be accompanied by a comprehensive TUTORIAL and TECHNICAL NORMATIVE references for complete and correct use of the functionality.

It was produced a DEMO version with the following restrictions:

1) it does not populate the database with other Comparable properties;

2) it does not change the value of Merchant database Indexes.
